Booking terms

These terms apply to direct bookings made through Pike House Escapes. By confirming a booking, you agree to the terms shown at checkout and on this page.

Pricing and payment

All prices are shown in GBP. Your total stay price and any selected extras are shown during the booking journey before payment. Card payments are processed securely by our payment provider. Pike House Escapes does not store full card details.

Booking confirmation

A booking is confirmed once payment is authorised and you receive your booking confirmation email. If payment fails, your booking may remain unconfirmed until resolved.

Changes, cancellations and refunds

For direct Pike House Escapes bookings, guests can manage an eligible booking online from the Manage Booking page. Online cancellation is available until 48 hours before arrival.

Unless a different written policy is shown at checkout, direct booking refunds are calculated from the amount already paid: 100% refund when cancelling 14 or more days before arrival, 50% refund from 2 to 13 days before arrival, and no automatic online refund inside 48 hours of arrival.

If you made a genuine booking mistake, a 24-hour grace period may give a full refund when arrival is still outside the 48-hour online cancellation window. If online cancellation is closed, please contact us and quote your booking reference so we can review the situation fairly.

Refunds are normally returned to the original payment method where possible. Card-provider and bank processing times are outside Pike House Escapes' control. If a Pike House Escapes gift voucher was used, the unused eligible voucher balance may be restored rather than refunded as cash.

Bookings made through third-party channels, travel agents, or listing platforms must follow the cancellation and refund rules of that channel unless Pike House Escapes has confirmed otherwise in writing.

When optional Flex cancellation is shown and purchased at checkout, the Flex fee itself is non-refundable. Flex gives eligible direct bookings a stronger refund window on the refundable stay balance: 100% refund until online cancellation closes 48 hours before arrival, unless a different Flex policy is shown at checkout.

Guest responsibilities

The lead guest is responsible for ensuring booking details are accurate and for the conduct of all guests during the stay. Guests must follow property guidance, occupancy limits, health and safety instructions, and local regulations.

Damage, loss and additional charges

Guests are expected to take reasonable care of the property and its contents. We reserve the right to recover reasonable costs for damage, excessive cleaning, missing items, or serious breaches of booking conditions.

Arrival and departure

Check-in and check-out windows are provided in booking communications. If you need a special arrangement, contact us in advance and we will do our best to help.

Use of this website

Website content is provided for general information and may be updated from time to time. We may update these terms periodically; the latest version published on this page applies to new bookings.

Nothing in these terms limits your statutory rights under applicable consumer law.
